What is the MLS?

MLS or Multiple Listing Service is a database of properties in the surrounding area. This list is usually only available to participating Brokers and members of the local Board of Realtors. MLS is the main source of real estate information for Appraisers, Brokers, and other Real Estate Professionals. To maximize your listing, the property should always be listed on MLS. has been voted as the #1 most trafficked real estate site in the state of Texas. Take advantage of this traffic for your home, and have it sold as soon as possible.

How do I list my property?

By entering your address into the address field on our home page and click enter. We will scan the internet for all the property data related to your property. Select which listing package suits your needs and place your order. You will be directed to your personalized dashboard to complete listing documents, once received we will have your property listed immediately.

What can I expect after I sign up?

We get started right away! In fact, your dedicated property agent will call you immediately following the placing of your order. Your property agent will guide you through recommendations, suggestions, your dashboard, listing documents, with Q&A time at the end of the call.

Why doesn't everyone list their property with a flat fee?

You know how sometimes you see a great offer that you may think is too good to be true? This happens also with selling your home for a flat fee.

Are there any hidden fees?

Absolutely not, the only fee that is owed to our company is the payment of the package you select. You will not be asked to pay our company any additional fees throughout your selling process.

Do your package require lock-in contracts?

No! We don’t believe in lock-in contracts, which is why we allow all of our clients to upgrade or downgrade or cancel at any time!

How long does it take for you to list my property?

Generally 1-2 days! We can get you listed as soon as we receive all your completed paperwork.

What documents am I required to sign/complete?

Texas Regulated Exclusive Right to Sell Listing Agreement - This is an agreement between you and our brokerage explaining all the terms of our agreement. As well as, stating you will owe us nothing other than the upfront fee of your selected package!

How do I Receive my sign and lockbox?

Your sign and lockbox will be delivered to your property. Our courier system will place your sign in your yard and your lockbox on the door for you. You will then just need to place a spare key in the box for showings.

Why do we charge up front?

This is an easy one… We charge upfront to save you money at closing. Your sign, lockbox, photography and dedicated team of real estate agents providing white glove service through the entire home selling process does cost money. We charge upfront so that we can provide you with 3% savings at closing, a real time dashboard and a highly experienced team of real estate agents to sell your home.

Who will mange showings?

We will manage all showings! All of our client’s properties, no matter what package, will be setup in Centralized Showing Service(CSS). You will have the ability to “approve or deny” as you so choose and will receive detailed buyer feedback following each showing.

Who will be showing my property?

Buyer’s Agent’s who are apart of the MLS will be showing their clients your property. They will schedule an appointment through CSS which you will then be able to Accept, Deny or Reschedule. They will then obtain the lockbox code once you have accepted the appointment!

Do I have to offer a buyer’s agent commission?

Yes we suggest that all our clients offer a Buyer’s agent commission. Remember this DOES NOT go to our company. This will go to a buyer’s agent who brings a buyer who purchases your home. This can range anywhere from 1-3%, the amount you would like to offer is completely up to you!

Will other real estate agents not show my home if 3% is not offered to buyers’ agents?

We encourage all our Sellers to offer 3% Buyer’s agent commission (BAC). The unfortunate truth is that some traditional agents will discriminate against homes that do not offer 3% BAC.

Are you licensed agents?

Absolutely, all account representatives ARE Licensed Real Estate Agents in Texas.

Is your brokerage a TREC regulated brokerage?

Yes, is a registered name of MyListingAgent, LLC, which is a licensed Brokerage under the Texas Real Estate Commission.

What do buyer agents think of you?

Great question. We usually get a nod of, "hey you're the cool kids" but don't take our lunch money. The real estate world needs to change to better serve its consumers, so as you can imagine, agents have gotten comfortable with their fat 6% commission check and don't like us taking it away from them. Our model allows buyers agent to make commission but saves your the listing side commission. You will not only save money, but you will get better service by a long shot from EST8.


How do I change my password?

Click the Sign-In tab at the top of the home page. Click “Forgot Password”. You’ll then receive an email with instructions to change your password.

How do I delete my account?

You may delete your account by contacting the agent assigned to your property, they’ll then start the procedure of deactivating your account

How do I change my account settings?

You may change you account settings within your seller dashboard, once you are logged in!

I forgot my password. How do I reset it?

You may reset your password by clicking the Sign-In tab at the top of the home page.
Click “Forgot Password”. You’ll then receive an email with instructions to change your password

The Technology Behind EST8

What actually are The technical details?

Well first and foremost, we are a real estate brokerage; Zillow is not. However; we both are technology platforms, yet we represent you in selling your home utilizing many marketing resources such as Zillow, realtor, trulia and many more. Zillow is only one of the many marketing tools we use, although a very useful one. We represent you, put your listing onto the MLS which will then syndicate to multiple online sites giving you as much exposure as possible! Just being listed on Zillow only gives you exposure to approximately 5% of the market, compared to 100% when listing on MLS’s. We not only give you the largest access to the market, we give you a full seller’s dashboard to view and manage your transaction in real time 24/7!

How do you differ from a traditional brokerage?

We differ from a Traditional Brokerage because we charge an upfront flat fee. Rather than the traditional brokerage who charges a total of 6% of the homes sales price at closing. 3% to the selling agent, 3% to the buyers agent. We provide you the same service, with more tools for a much lower cost.

How do you differ from other flat fees?

We differ from other flat fees because we offer at Full Service Flat Fee model. A lot of other flat fee brokerages charge higher rates for mediocre service. We’re a white glove service with a team of agents who help you all the way through the process with 24/7 customer support.

What does my dashboard provide?

Your Dashboard gives you the ability to manage all aspects of your sale, all in one place. You will be able to login to see real time market comps, home valuation, property data, home trends and everything about the neighborhood as well as manage all documents and contracts pertaining to your sale in one place.

How do I sign my documents?

You will be able to sign all your documents online within your seller dashboard!
